Our first model in Sweetbriar (in District 2, near S. 1st and Stassney) showed a lot with R4 zoning. Would it look very different a block farther from S. 1st St., with R2A zoning? Here's what we came up with.
There's a lot of fuss being made about the "Transition Zones" being proposed with this code. Staff likes to say that only about 2% of the whole city is being upzoned, but they're not telling the truth. The real story is that the rest of our neighborhoods are getting massive upzonings at the same time. Lots that can have 1 (or 2) units can now all have up to 3, and the FAR (building size) is dramatically increased.
